The project began with Class Q planning permission to replace the existing barn into a residential dwelling. This initial approval allowed Laurence Associates to retain the original building’s position and footprint, preserving its connection to the site’s agricultural heritage. With full planning permission secured, the firm reimagined the structure into a contemporary two-story dwelling that responds to the landscape while providing exceptional modern comforts.
At Newham Park, every design decision is made with both aesthetics and functionality in mind. The ground floor features a stone-clad double garage, offering both practicality and visual appeal. The entrance hall, with its dramatic double-height space, is crowned by a striking main staircase and bridge link. This architectural feature adds a sense of grandeur while providing visual continuity throughout the home.
The open-plan dining and kitchen area forms the heart of the residence, creating a welcoming space for family gatherings. Adjacent, the living and games rooms offer separate zones for relaxation and entertainment. A gallery link, complete with window seats and a library, offers a moment of tranquillity and frames captivating views of the valley beyond.
Upstairs, the first-floor layout prioritises privacy and flexibility. A linear arrangement of bedrooms, each with an ensuite and study area, ensures both comfort and functionality. Additional spaces, including a guest bedroom/study, family bathroom, and a dedicated yoga studio, provide versatility to accommodate various lifestyles. The choice of materials at Newham Park reflects a commitment to sustainability and regional authenticity. The façade incorporates locally sourced Cornish stone and vertical weathered silvered cedar cladding, allowing the building to blend naturally with the landscape. The dark grey curved anthracite zinc roofs of the eye dormers add a contemporary edge, while the mono-pitched roof is crowned with a wildflower meadow. This living roof not only enhances the building’s visual appeal but also improves its thermal performance and encourages biodiversity.

The project also benefitted from a collaboration with Form Consulting Engineers, who provided structural engineering designs that ensured the building’s integrity and stability without compromising the architectural vision.
