Contemporary Mews Development, Stansted Mountfitchet By: Decade Three Planning permission has been granted for seven new homes on a long-standing vacant infill site in Stansted Mountfitchet, bringing to a close an extended planning journey for the client. The site had remained undeveloped since the original estate was built, having previously been reserved for a health facility delivered elsewhere in the village. Following a previously dismissed appeal, the scheme was revisited from first principles. Through close pre-application engagement with officers, earlier concerns relating to residential amenity, highways and parking were fully addressed. The approved proposals adopt a contemporary mews-style design, with a short terrace framed by two detached dwellings to create a coherent and well-contained street form. Active frontages, high-quality materials and undercroft parking ensure a development that prioritises streetscape quality and residential amenity. Planning and Urban Design Officers supported the proposals from the outset, confirming full compliance with the Council’s recently adopted Design Code. A delegated approval was issued, recognising the effective use of under-utilised land in a sustainable location.
