This public House building is located on Holloway Road, in the London Borough of Islington, near to the Highbury & Islington tube station.
Historical images have been found for this building, confirming its existence and the wider block for over 150 years. It has all the features of a prominent Public House built during the industrial revolution. It is situated on a main corner, with the edge curved to soften the form, with the Pub on the ground floor and its associated facilities on the upper floors.
As times have changed, hospitality establishments of this nature tend to not need the upper floor spaces – preferring to use the ground and basement levels for operations and storage. As such, our client asked us to review development options to achieve circa 5 to 6 residential apartments. The building is locally listed, and it situated within a conservation area, so we knew there would be some resistance to obvious extensions. Due to the high floor to ceiling heights, we developed a design which reduced the levels with a view to lowering the roof level.
This allowed us to create a roof extension within an angular form which remains hidden from the surrounding area. Recessed balconies are created behind the existing parapet for private amenity and daylight. The lower floors are to be remodelled and refurbished to create 6 residential properties in total.
The ground floor frontage, and corner signage, is to be uplifted to reinstate the Victoria stylings, inspired by the historical imagery found for this beautiful building.
Planning consent is hope to be achieved in 2025.
