Project Summary:
A high end residential extension and refurbishment project delivered over an 18 month construction period, with a build value in excess of £1 million.
Project Detail:
Holme Valley Quantity Surveyors were initially appointed to manage the competitive tender process.
Following a successful tender return and award of the scheme, we were retained to provide full pre and post contract commercial support through to final account.
The works included a complex blend of refurbishment and new build elements, including substantial structural alterations to the existing property, large steelwork, a new basement extension and a ground floor extension above to form a large open plan kitchen and living space.
A detached two storey garage was also constructed at the entrance to the property, while careful attention was given to retaining the character of the original building.
Existing features were stripped out and used as templates for new bespoke oak skirtings, architraves and coving, with original stained glass panels restored and incorporated into new aluminium window and entrance door systems.
Our role included:

Supporting contractor appointment.
Ongoing cost planning as the design developed.
Commercial management of a changing scope.
Interim valuations and variation assessment.
Maintaining cost transparency between contractor and client.
Negotiation and agreement of the final account.
Projects like this are rarely static.
The drawings develop, details change, finishes evolve and existing buildings always bring their own challenges.
That is why QS involvement should not stop at tender stage.
Cost control needs to continue through the build, so the client, contractor and design team all understand where the money is going and what decisions are affecting the final account.
