The Willow Tree Apartments Case Study
An Article By: Staged Homes Co
In today’s property market, buyers scroll through platforms like #Rightmove and #Zoopla in seconds. Nearly 60% of people won’t even open a listing if they don’t like the first photo they see. Decisions are made before they’ve read a single word of your description. If your first image doesn’t capture attention, potential buyers will never see the layout, the scale, or the lifestyle your property offers.
Professional staging is no longer a “nice to have” – it’s marketing. It:
- Shows scale and flow
- Defines purpose for every room
- Highlights key features without distraction
- Creates an emotional connection from the very first image
Without staging, rooms risk looking smaller than they are, awkward layouts can confuse buyers, and key selling points get overlooked. If a buyer doesn’t connect with your first image, your listing is effectively invisible.

Case Study: Willow Tree Apartments, Yate, Bristol
Back in December, we donated a full staging package to the #TDN Christmas Charity Auction. Fairholm Estates secured it and asked us to stage a three-bedroom flat at Willow Tree Apartments, Yate.
At the time, this flat and the one next door had been on the market for around two months. Despite strong interest and investment in virtual staging, neither had received a proceedable offer.
The goal was simple: design a space that would appeal to downsizers and buyers approaching retirement – people seeking comfort, practicality, and a home ready to move into without major changes.
On 22nd December, we installed the staging, focusing on warmth, proportion, and functionality:
- A living area that felt balanced and inviting
- A large balcony ready for relaxing weekends
- Bedrooms that felt calm, spacious, and easy to visualise
By 12th January, multiple offers had been received on the staged flat – and the neighbouring apartment sold shortly after. Once buyers could truly picture themselves living in the space, decisions became faster and easier. A relatively small investment in professional staging unlocked sales that had previously been stalled.
The Takeaway
Investing in professional staging and high-quality photography isn’t just about making a property look beautiful – it ensures your listing gets clicked, viewed, and remembered. Presentation is essential.
Willow Tree Apartments is a perfect example of how a well-styled home can transform market performance, turning a property from static to sold in just weeks. If you’re struggling to create movement on a listing, remember: your property’s first impression may be its only chance to capture attention.
Your property deserves a powerful first impression. Let’s make sure it gets one.
