We were proud to support a local contractor on the conversion of an existing commercial building into much-needed residential accommodation in Devon – a project specifically aimed at helping people get back on their feet and move forward with stability and dignity.
The scheme involved the transformation of an under-used social club into a collection of vibrant, high-quality one-bed apartments. Once a building that no longer served its community, it has now been given a renewed purpose, breathing new life into the area while providing safe, modern homes for individuals who need them most.
From the outset, this project demonstrated how adaptive reuse can be both socially responsible and commercially viable. Rather than demolishing and rebuilding, the focus was on maximising the potential of the existing structure. This approach not only reduced waste and environmental impact but also preserved the building’s presence within the local landscape.
The completed apartments have been carefully designed to create welcoming, functional living spaces. Each unit features open-plan kitchen and living areas, providing a sense of space and flexibility while making the most of natural light. Thoughtful layouts ensure the apartments feel like true homes rather than temporary accommodation – an important factor in helping residents rebuild confidence and independence.
One of the most striking elements of the project is its location. Situated within 40 metres of the beach and harbour, the apartments benefit from an exceptional coastal setting. Many units enjoy views looking out across the bay, offering residents a connection to the surrounding environment that is often overlooked in similar schemes. Access to natural surroundings and coastal views plays a powerful role in wellbeing, making this development particularly impactful.
SL Quantity Surveying (SW) Limited was appointed to provide contract administration support throughout the project, working closely with the local contractor to ensure the scheme was delivered efficiently, fairly, and in accordance with the agreed contract terms.
A key aspect of our role was ensuring that all valuations were completed accurately and on time. Timely valuations are essential to maintaining healthy cash flow on any construction project, but they are especially critical on socially driven schemes where funding structures can be tight and margins carefully controlled. By managing the valuation process effectively, we helped provide certainty for both contractor and client, allowing the project to progress without unnecessary financial disruption.
Our involvement included reviewing works on site, assessing progress against the contract, and ensuring that valuations fairly reflected the work completed.
